1. Decide Your Area of Interest
We manage rental properties in Pasadena, La Canada, Claremont, and the surrounding cities. Choose what is important to you, such as: being close to a good school, shopping, entertainment, freeways, or public transportation.
2. Determine Your Budget
Come into our office or speak with one of our team members over the phone, and our staff can guide you through our available properties for rent. We will be happy to answer any questions and ensure you find the best available property.
3. View Our Available Properties
Properties can typically be seen from shortly after we open each day, until one hour before closing. This permits you with adequate time to see the property and return before we close. Before you see our available properties, we ask you to complete a brief “Guest Registration Card”, so that we can know a little bit about you and where to reach you in case other rental opportunities become available.
4. Select an available property to rent.
It is our policy to rent each property to the first qualified applicant who commits to renting it. It can happen that two or more applicants are simultaneously considering the same rental vacancy. It is rented to the first qualified applicant who returns to our office, commits to renting it, and puts down a deposit to hold the vacancy.
5. Complete the lease/rental application process.
The first step in an application process is to fill out, completely and accurately, our Lease/Rental Application Form. You will also be asked to bring in supporting documentation, such as recent bank statements and pay stubs to verify income. While you are working on the supporting documentation, we run checks on rental history, credit history, and past eviction record. (We do not knowingly rent to someone with a history of damage or harm to other persons or property.) It is urgent that the all of the supporting documentation for any application be returned to the office as soon as possible, as applications cannot be approved without it. If the supporting documentation and security checks we run are consistent with what you have presented to us in application, you will likely be approved.
6. Finalizing
The next step is approval of the property by you. You will be given a form entitled Property Condition Checklist. We need to ask you, for your protection, to take one last look at the rental property and record any defects that you see, to ensure that you are not unfairly charged for any such defects when you move out.
Finally, you must sign the Rental Agreement and pay the balance due. You will be asked to sign both the Rental Agreement and House Rules forms. Once you pay the balance due, you will be given the keys to your new home.
