What do we do for clients that want long-term rental service?
Marketing: We will provide professional advice and use multiple resources to advertise your property to get the vacancies filled fast
- Help with the basic decoration and photo shooting at your own expense before put the property on market.
- Advertise the property on our own website, office broker’s own real estate website, MLS with precise but attractive description and photos.
- Market the property at a competitive rent price that is calculated by evaluating rent prices of similar properties and rent prices in the neighborhood.
- Install a “For Lease” sign on property with riders and agents phone number (do we need to do?)
- Coordinate& schedule individual showing appointments with potential renters when needed.
- Screening: We will do thoroughly checks on potential renters to find the most qualified tenants.
- Ask interested renters to fill formal application forms and provide supporting documents for application (pay stubs, tax returns, former landlords’ references, etc.)
- Ask potential tenants to fill a consent for a background& credit check. Checks will be done by professional third-parties.
Leasing: We will coordinate with the tenants and their agents if applicable to facilitate their move-in and residency.
- Sign formal leasing agreement, collect first month’s rent and security deposit as well. Monitor the payment status of following monthly rents.
- Make records of interior and exterior staffs belong to the owner and take photos of the property condition for future reference.
- Follow up with new tenants to solve their problems and answer their questions during their move-in.
- Follow up with tenants to solve their problems during their residency.
- Represent the owner in the eviction process if necessary. Coordinate with the eviction company to make the process quicker and safer.
Routinely Service: Assigned property supervisor will perform the following works when there is a vacancy to keep the property in good condition and ready for another rent.
Hire professional inspectors to do a thoroughly home inspection when there is a vacancy and repair malfunctioned items accordingly.
Send cleaning crew to do a thoroughly move-out cleaning and replace new paint, carpet, etc. if needed.
Work with new or existing vendors for property maintenance and arrange payment for the vendors if needed.
What do we do for clients that want vacation home rental service?

- Perform move-in and move-out checks before and after every stay. Report and solve the problems found promptly.
- Send cleaning crew to do a thoroughly move-out cleaning and replace new paint, carpet, etc. if needed.
- Hire professional inspectors to do a thoroughly home inspection semiannually and repair malfunctioned items accordingly.
- Work with new or existing vendors for property maintenance and arrange payment for the vendors if needed.
- Pick up mails or letters for the owner if needed, follow up with problems or issues mentioned on the letters.
What do we do for clients that want concierge service?
Supervision: Assigned property supervisor will visit the property weekly to check the status and safety of the property.
- Walk through both interior and exterior of the property to check potential water or gas leaking problem.
- Check the condition of doors or windows as well as the alarm system to evaluate the overall safety of the property.
- Check the functioning of interior faucets, shower heads, toilet valves, lights, etc. to identify the malfunctioned items and replace them if needed.
Maintenance: Assigned property supervisor will walk closely with vendors and other technician to keep the property in good condition during its vacancy.
- Work with new or existing vendors for property maintenance and arrange payment for the vendors if needed.
- Perform routinely cleaning (per month/ semiannually/annually) service to keep the property clean and perform move-in cleaning service every time when the owner is back (if needed).
- Hire professional inspectors to do a thoroughly home inspection annually/ every two-year and repair malfunctioned items accordingly.
Routinely Service: Assigned property supervisor will provide other routinely service needed or required by the owner.
- Pick up letters on weekly basis and inform the owner about important information included.
- Represent the owner when there is emergencies happened related to the property.
- Arrange utility bill auto-payment or pay the bills on monthly basis for the owner at his/her own expense.
- Perform other services we are capable of and are specified by the owner.
